Not that being out of state affects the cost in that regard, but you may find it more difficult to properly vet a manager, especially when it comes to their attitude toward residents who may need more flexibility, compassion, and patience than in a market rate building.Second, and bigger, issue is that HQS inspections are a very real thing.

I noticed some 1031 intermediaries have stated there is no legal requirement for "time limit" after the exchange is complete to quit claim to an LLC, but some recommend holding it in the same title for "some time."

You basically can't purchase a SFH in Taney or Stone country because of the regulations against STR - be wary of people selling their homes as STRs (they are probably trying to get out before more regulations kick in) - you will not legally be able to rent it.
