Hey folks,I am new to the lease purchase/buying & selling on terms real estate business.

If I am looking to do the lease option in my market area (Southern California) but the rent does not follow the 1% rule however it does cover the cost of the mortgage is that acceptable?

The building is currently fully occupied with leases signed through June/July of 2019.

Make your offers by actuals and not pro formas.Make regular unit inspections and let that be known up front when discussing your lease requirements. 

You can write into the lease that the tenant is responsible for utilities, lawn care and small repairs.

I am also trying to account for the eventuality that he could trash the place or a major capex item comes up while he is living rent free.Do you see other alternatives to structuring the deal where I shift liability and also reduce holding cost?

Since their lease expired 5 & 9 years ago(2 separate unit), can I file application with UC township to catch up previous rent increase ( average 2%-3% CPI Consumer Price Index increase)?
