The GP should be getting most of their return on the backend not front end.Couple other tips.

Agreed to buy two properties from a Turn-Key / property management company.

Long term/short term hold , cash flow/asset accumulation, property appreciation/protection, and price range are just a tip of the iceberg.

Since I was legally required to wait until the 15th of the month to give the 3-day pay or quit notice- and couldn't enforce my late fee or indemnification clause - I decided to pay cash for keys and get the unit back Nov. 8.

So far I've read Frank Gallinelli's book - What Every Real Estate Investor Needs To Know About Cash Flow...And 36 Other Key Financial Measure, and Brandon Turner's book The Book on Investing in Real Estate with No and low Money Down. 

I want to learn more about BRRRR, Turn-key investing among others.
