I have seen many lawsuits against members or owners of LLCs dismissed in summary judgement as there was no showing of a good reason to pierce the veil, and I have seen judges strike down discovery requests wanting information on who owners are and what they own as being "fishing expeditions" that noting to do with liability.

If a tenant isn't paying, immediately begin the eviction process.I evict and sue the tenant for money owed (In my PA market it's done at the same hearing which is nice) and 30 days after the judgement I go to the prothonotary's office and get a lien against the tenant(s).

It has been releasing rain water from the entire neighborhood and causing two massive sinkholes that are spreading under his driveway, to his yard, and all the way to my property and has damaged the foundation of my house.
