THat's easier to do than you might think: there are 42,000 zip codes, so there are a few hundred thousand people who are "top 5" at any given zip code.Hats off to you for starting to connect with an agent, but I'd wait to buy anything for at least 6-12 months as you build market familiarity!

Based on my experience I would focus on Facebook rather than other social media platforms such as Instagram, but its worth the shot to try an connect people from Instagram.

I personally specialize on the financing side of the house and help people get from where they are to where they want to be in regards to lending and financing these deals! 

Real estate has so many tax benefits and credits available, that I always tell people it's crucial to have a CPA that's extremely knowledgeable in this area.

I have been looking into tax deed real estate particularly in California; I live in Los Angeles.What has been people's experience with dealing with the dwellers/owners/renters of these tax deed properties?

There's a lot of people that say you can just take over the payment of the seller and have them sign a silent DOT, but without approval/knowledge of the underlying bank.
