Not much advice for remediation since I was mostly on the "ID and Investigate" side of site contamination, but there is probably a deal hiding there if you can protect yourself adequately.One thing I do know is if it was a gas station in the 1950's and before, it TOTALLY had leaks!!!

As long as you revisit and investigate why those mistakes happened AND act upon improving them on the next deal, you should be golden.

I contacted the Nevada lending division   About 2 weeks later I received a call from the state investigator..  

The state agencies have very limited employees on staff to investigate complaints filed.

They will typically contact the broker first to see if they can negotiate a settlement before launching a full scale investigation.

Tell her to investigate and get educated on Syndications and REIT.

They also use ResidentVerify so I know that when an application is screened that they are performing a criminal bg investigation on each prospective tenant along with a soft credit inquiry so I have everything I need to make informed decisions with very little effort.

Spend the time you would spend researching it investigating ways to do things properly instead.
