If a ground rent has not been transferred and recorded in the last 40 years they that is just more evidence that the GR holder will never be heard from again.Most active ground rent holders own thousands of them and are well known to title companies.

Then, READ THE LAW that governs the state in which you are forming and naming your business entity.If you need to talk to the real expert for your state of interest, call the secretary of state's office in that state and have the receptionist transfer you to the person who handles formations and names for type of entity and ask them the question.Happy googling/dialing

Your parents could do a "gift of equity" of up to $250k, I would suggest making that number closer to $230k for GOE (to fully max it out,) this way you could also include $20k of sellers assist to payoff those Title related closing costs, as Property Taxes are typically waived for both parties between family transfers.
