@Kris Benson there is a specific industry devoted to what you are asking. 

Last  sch C has Insurance at $3947 and Taxes at $2754    Util expenses at $766 (coin operated laundry in building) She is showing a positive income at $24451 on last Sch C.  

But I'd need details...what you'll find in this industry is that investors are so hell bent on cash flow that they forget investing in real estate is about controlling assets.

I understand the tech/government/military/industrial complex makes the area attractive from a recruiting standpoint, but for the higher end jobs Amazon could probably move to Bismarck, ND and still attract people.

My mortgage payment with property tax, school tax and insurance puts me at $558 dollars a month.

I thought in FL most counties the seller generally chooses the title company since the seller who pays for the title insurance (lender and/or owner's policy), so we as the buyers have no choice to go with the seller title company's choice.

I have yet to get an insurance quote because that seems impossible until the renovations are complete.
