As far as banks are concerned I always like local banks because they understand your local market and sometimes offer flexible draw periods.I’m not sure if you are indicating you’re aware of the HELOC payment strategy by manipulating the simple interest, but it is basically putting your HELOC on steroids to help you pay it down quicker and build equity faster.

It's thriving and the recent rate increases due to LLPA fee's on Fannie Loans and huge jumps in real estate value are a pretty big indicator of real estate investing being very hot and growing.

As I indicated before, the Democrats are going to have a very difficult time pushing this through an evenly divided Senate, and I'm not sure Biden will support it either (at least not in the form as presented in the link).In reality I think it is at most an initial negotiating position or just as likely mandatory virtue signaling for those members of Congress on the radical left in there neverending effort to be holier than thou.If the Democrats want to keep their highly tenuous control of the Senate they will need to come up with something much more reasonable.

Market value is what the market would pay, so if they just paid less, that could be seen as an indication of market value.

Please also keep in mind, the borrower would be under bankruptcy protection, so you must be careful in how you communicate with the borrower and/or their attorney, so as to not violate the automatic bankruptcy protection.Your post didn't indicate what jurisdiction the bankruptcy was filed in, you should probably talk to a creditor rights bankruptcy attorney in that jurisdiction.I practice in Indiana, so my answers below are based off Indiana law/practices.

First time poster here, excited to learn and grow in the forum :-)   I recently inquired about purchasing an off-market property, to which the seller's son indicated that the owner (his mother) did not want to sell because she was afraid of getting "destroyed by all the taxes as a result of a such a big sale."
