Unlike the other lenders, Figure.com does automatic appraisal (without a human involved) based on public data and they treat ADU square footage the same as the main house square footage.

Amy,I've not used them with steam heat, but have used them with hydronic (hot water) systems - both the old-fashioned wax-plug/mechanical kind and the newer, electronic types.Many of the newer electronic one allow the the use of a remotely mounted thermostat and some can even be programmed for set-back times (i.e. during the work day or at night).When compared to manual radiator valves, and the humans who will not remember to adjust them, either kind of thermostatic valve will save you energy and money, but the newer electronic ones with remote thermostats/sensors and, optional programability, will save more.

The LP in Texas, however, had twice the fees to file than an LLC, and you had to file an LLC anyway for the GP.Also, my understanding from my accountant is that dealer status for an LP does not affect taxes paid.

My plan is to go big on the pool table with a proper slate top and blue felt to really pop in the photos (~$4K all in, delivered/installed), and then save a few bucks on the secondary items (shuffle, air hockey, foosball etc)At the local dealer that sells high quality stuff, where I will probably buy the pool table, their lowest priced shuffleboards are on par with the pool table.
