The 50/50 profit split is legit.You pay a partner fee to get started.They pay for the houses, repairs, etc. and you split the profits 50/50.Buy box is residential 1-4 units and 65% to 70% of ARV (house plus cost of repairs total)

If the lender won't loan on the property until the lien is satisfied, it makes no difference from the buyer's side how the partnership splits any proceeds from the house.

Some give me an estimate which is much more than the ARV of the house. 

@David W.I agree it's not the best idea to tie up all your capital in one property unless it's a house hack or you a have a good exit plan.

My partner and I used hard money to buy property and have about 180k in house so far.

If you are in college, a house hack makes the most sense.
