What I would do in your situation though, is get the addresses of some homes the builder has already built.

If I were in the same situation, I would look for another home while renovating the one you are in.

I'm finding some listings on a popular realtor mls listing site (not sure if I'm allowed to say which one here)  that have a box on the listing which states "Assumable Mortgage" and has a "learn how" button, when I click on the button it says: "This home has an assumable mortgage"  and it lists the current average interest interest rate for April 2024 (7.00) for a new loan vs.  

I have done this on one of my rentals and my primary homes and it's like a 180.

Also some serious tip, if you want conservative investment with passive activity, industrial sector is good because their volatility is only 25 bps in last one year, the number of distressed industrial real estate sector is only mere 3% compare to 10-20% in multifamily and 80% in office.
