The issue is that the condos we are looking at have monthly HOA fees of $250 (not including utilities) and rental restrictions (15% of total units) with long waiting lists.

@Tim Wilkinson, while deeding an easement is a great suggestion as @Darlena Jones suggested, this assumes that there aren't any restrictions (e.g., zoning, covenants) that limit the parcel size to house ratio.

I would opt for a single family or multi-housing deal because condos come with headaches - HOA fees, restrictions on using your unit as a rental, and other things you have little control over.
