Bed bugs still remain.Had one company ($800) want to spray and then put dry ice in middle of floor stating that the bugs will go toward it and cross chemical barrier and die. 

You'll have to eat this and learn the lesson, This is on you for not checking his License/Insurance/Bond/Workers Comp/Etc....First let it dry out and re-assess.....what does your flooring guy say?

A text book that has great information but is a dry read is "Cities for People" by Jan Gehl.

I had guests check in a few weeks ago that when they pulled back the covers there was dried blood on the sheets..

I am assuming the ideal is something that cleans well and dries fast.

The water was murky, the chemicals were spent and hair was every where.  

There’s also poison that they eat and it dries the carcass out so less smell.

Which in essence, IS legally okay considering you are not on the hook for the loan per-se, however by walking away you would leave the seller high and dry which could lead to bash your reputation or possible lawsuit (of course, full disclosure is required but it does not negate the possibility).A key to all the above is DO YOUR DUE DILIGENCE of the area you are covering...
