Zillow Network is worth the fees, facebook will get you lots of low quality leads, but you only need one good person to fill the unit.

Those tax savings wont pay your actual bills if you factor them in and your need to hire someone to install an expensive new heating system.

I've researched a bit about how they get paid and the fees they take, but had more questions about how the deal works -- if a title company is involved, and if it's expected to only work with one wholesaler at a time, etcAny info much appreciated!

As far as the weed smell goes, if they are smoking in the property and your lease expressly prohibits that, then I would bring it up and let them know they are violating the terms and could be kicked out of the property, and they will be responsible for the fees incurred to remove the smoke smell.

Seller motivation for selling is a factor in price just like location, condition, current competition, timing, etc. 

Less open floor plans with smaller common areas such as living rooms and dining rooms typically are not as efficient for hosting people, and should definitely be a factor in considering a property to purchase. 

There are sometimes more costs associated with putting the loan in an LLC due to some lenders charging an LLC review fee to make sure your paperwork is done correctly.
