After grad school I anticipate starting salary of 300k+, but will have 200k student loans which will only delay/limit me from starting my real estate investing journey.I have enough saved for up to 15% down payment on a fourplex around 450k, but dont want to go hard money lender/dscr as they are currently in 7-9% range.

They also allow improvements (with documented evidence) to the property to be backed off the sales price for basis.If you do not need the money and don't mind the cash flow, consider owner finance and carry it out for years.

Hi John-Thanks for sharing this list of Top 10 Real Estate Markets for Cash Flow in 2024.I too found it interesting to see Flint, MI on the list but as a graduate of the University of Michigan-Flint and Mott Community College in Flint and I am back there often enough to say Flint has done a lot to develop itself and a lot of money has been poured into Flint after the water crisis.I say good for Flint.
