After grad school I anticipate starting salary of 300k+, but will have 200k student loans which will only delay/limit me from starting my real estate investing journey.I have enough saved for up to 15% down payment on a fourplex around 450k, but dont want to go hard money lender/dscr as they are currently in 7-9% range.

They also allow improvements (with documented evidence) to the property to be backed off the sales price for basis.If you do not need the money and don't mind the cash flow, consider owner finance and carry it out for years.  

Hi John-Thanks for sharing this list of Top 10 Real Estate Markets for Cash Flow in 2024.I too found it interesting to see Flint, MI on the list but as a graduate of the University of Michigan-Flint and Mott Community College in Flint and I am back there often enough to say Flint has done a lot to develop itself and a lot of money has been poured into Flint after the water crisis.I say good for Flint.

I made quite a bit of money the last couple years but my contract ended in April.

I am a regular lender doing FHA, VA and Conv, but I also loan my own money privately, and pool money from other investors when I don't want to loan my own money.  

I don't know you're strategy but take caution when spending this money.

They have straightforward eviction processes, no limits on how high rent can go, and not many rules on money kept for damage or how long someone can rent.

I think Absentee Landlord is one of the easiest ways to lose money for the individual investor.

(because you put 20% or 15% down instead of 25%)You tell me when you need the money (liquidity) from the transaction and I'll give you an idea of which one is better. ;-)There is a way to get both simultaneously but that part requires training.

We originally listed on apartments.com because of the other 4 unfurnished units, but decided to put the furnished units on there too since it didn't cost us anything extra.
