If you're expecting $100k net in year one it's well worth it to add a tax CPA/EA to your team of external partners.An LLC with an S election might be the most advantageous avenue to pursue.You would have to pay all employee-owners 'reasonable compensation'. 

Assuming you are in a major city where it's expensive and assuming you have your construction/architect/re/engineer team and know your construction and real estate inside and out trying to do a small flip in under a year (not buy hold) do you think your better off in the stock market?

You might even team up with a mortgage broker to share the expense.

There is plenty on this website referring to putting together a good team and that includes having the right lenders to work with.

I'm fairly new here as well so take my opinion with a grain of salt and hopefully some more experienced investors can chime in as well. 

Also, can anyone recommend an experienced agent who is tailored towards investors in CLE area?

They have an option to upgrade to Teams and delegate credential access (free version is nice, paid version is amazing) What are yours?
