Hey everyone, Has anyone ever gone to or purchased a property from the courthouse auction in White Plains? 

If you pay $12 Million for the property then your return is lower and you risk is higher.You make an assumption that no one has ever overpaid for a property or gotten a great deal on a property.

RecapSell current home - buy new home - 1614.20/month out of our pocket - Rent current home - buy new home - 867.87/month out of our pocket There is obviously things that I have not thought of, and of course nothing is ever set in stone from a renting standpoint, but it just seems to good to be true that I can keep my current home with a lower downpayment on new home and our out of pocket mortgage on the new home is SO MUCH CHEAPER.

To this end, I would like to say Hi to all the fellow BP members who have inspired me to investing in Multifamily properties and if I can help add my experience to the site, I will do that as I grow.

Growing stress can lead to hasty decisions.    

Most of the housing funds focus on multifamily (which is fine and I'm an investor in them) but I think the trend will be for apartment dwellers to move into single family homes as they grow their families.

In the meantime, all funds will grow on a tax deferred basis.
