If you move up to 10 units eventually you may get 10 stories of why they cant pay you.

It is a "commercial" property that has converted 1/2 of the area into 2 apartment complexes and the other is currently vacant commercial property (I will likely convert into residential apartments). 

I recently converted one unit from medium term to long term due to rent increases.

They might have a policy that can insure renovations and convert to a landlord policy.

Purchase price 300-400K(2) Upgrading my primary residence in about 6-12 months with the intention of converting my current home to a LTR.  

I do not have any 4+ unit properties but it is an area I eventually want to get into. 

Eventually, once I can make real estate investing my main source of income, I'll probably move to a better tax state.
