Thanks everyone. i figured I would need to start doing some research but I thought I might throw it out there to see if anyone had a source that wouldn't hassle too much with it.

A few thoughts:- Regarding the estoppel certificates = I'd get the completed/signed certificates before the final walk-through so if there's any discrepancies or issues you have plenty of time to resolve them before closing

A portal will allow your tenants to pay rent, sign up for utilities, submit service requests, and engage with their community — all online.

They did a quick computer check on value, and it was in line with what I thought. 

I thought if I sold some of these, park the $$$ in the bank and then go "shopping" again and buy 2 for 1 once the house values go down.

My first thought was a flip, but from what I could see in the property, no improvements have been made.

If the market dives when you are halfway through a flip that is taking 2 years when you thought it would take 6 months you could have an issue on your hands when trying to resell.
