My guess is these tenants will refuse to go, in which case you send the 30 notice to terminate for failure to vacate to allow landlord to make an emergency mold repair.

@Sean LasherOK then as long as your mortgage is current, then you have time to get your plan together to take a trip down to Davenport to take care of your business with the PM company.My point being right now you are not in emergency mode, so take your time planning out how to deal with this PM and lay the ground work for moving on if you need to do so.

You may want to ask their screening criteria, how they handle emergencies during non-business hours, if they have a good network of reasonably priced service providers or on staff handyman, etc, how often they do inspections, do they do HVAC checks to make sure the furnace filter is getting changed (if applicable), what is their fee to obtain a tenant (in addition to monthly management fee), and what date do owner proceeds pay out each month.

There are opportunities to focus on grad school & medical residents as tenants with properties close to the Central West End (CWE) where there are a lot of hospitals or in South City closer to SLU's new medical developments (neighborhoods such as The Grove, Shaw, Tower Grove South, Tower Grove East, Benton Park, Fox Park).My current purchase criteria limits me on budget, but depending on what you're looking to invest in there could be opportunities with larger apartment buildings.
