Hot area of Atlanta so selling would be pretty quick at 300k  and leasing around 2-2.2k shouldnt be too big of problem even if slow down occurs...whenever that might be.   

Pretty low CAP rates around here and everyone wants top dollar.

Prior to the auction it will be a pretty normal transaction.

60 years is pretty much standard around here... but since your property now has a known problem (trust me, title insurers do not operate in a vacuum), the time period is irrelevant.Switching title companies wouldn't fix the problem, it would actually hurt you.

I am new to the wholesaling side of the real estate industry but have some basic knowledge of commercial real estate as my family owns several commercial properties in the San Diego area and does pretty well.
