Usually those two things are opposite: the higher the potential return the less downside protection there is (and vice versa). 

The down side is not reflecting the expenses and revenue at correct time.  

I can see how this would be a good way to show clients what they're getting for their money and deliver a strong value proposition, but the downside is it could hurt your personal brand if they choose the budget option and the public sees your name attached to a less-than professionally represented property.  

I felt the fiduciary responsibility offered a bit more downside protection.

The downside and why I walked away was that when I asked for an analysis of a property (cap rate, arv, basic info) I was told, quite snobbishly, that they were worth 'millions' and I shouldn't question their numbers.

Chelsea is under the process of a lot of construction.Only down side is parking being extremely limited and getting worse by the year. 

There would be fees associated with this obviously, which is a downside, but cash is handy.  2.  

One of the downsides of keeping reminders in Pipedrive is that I have things due and on random days for the different notes, which gets chaotic once you have 50+ notes.

Another 'downside' to an LLC I suppose.
