You need an operating account fund for unexpected maintenance issues, dips in occupancy, etc., which can be 1% to 5% of the purchase price (depending on the current condition).If you are funding the renovations out-of-pocket, you will need to raise that.

I’ve personally noticed quite a few mobile home parks in my local area and many of them are directly adjacent to (or behind) brand new housing developments.Literally people are building $350-400K homes and their view from the backyard over the fence is a mobile home park.I have been wondering how the park is affecting that new home value (and how it will also affect it in the long run) and vice versa, how will the new development and city/county regulations affect how that mobile home park will do in the future.

Settlement date of the original contract said 9/15.A couple days later we (title company) received a $10 check made out to the seller.On or about 9/1 the  assignor threatened to back out of the deal unless my client closed before 9/5.Please identify the moron in this scenario.do the wholesalers in your area that are getting paid on the HUDS.. actually show up at your office to pick up a check or do you direct deposit for them.. or have a courier hand deliver ????
