Hey @Jennifer Smith and Michael, have you thought about getting a house with a detached garage and then converting that into an accessory dwelling unit (ADU)?

SchoolsOn top of having good public schools for our kids to attend, my wife used to be a teacher and is currently an assistant principle, so a state/municipality that values our educators in terms of how they treat and compensate them is also important for usBoth the Tampa and Fort Myers areas are relatively affordable, Hawaii ...yeah, not so much, but I believe we can overcome that obstacle (more on that below).

This gets rid of that obstacle about having to have 2 years' worth of employment history.

I am reaching out to my bigger pockets fam to see if any one can guide me to the best solution to my obstacle, I am so excited and prepared for this journey and I would not like to loose my opportunity at this deal.

I also have a house that will be turning into a rental property as well as a primary household that has a detached 1 bedroom next to it that is included and turning into an AirBNB after current tenant leaves.   

I view real estate investing as a potential career alternative and as a way to literally invest in the city and community that I call home.Our first deal was a 3/2 house with a detached "apartment building" that houses two studio apartments. 

The previous owner did indeed pull up the carpeting from the entire upstairs and took the stove which is presenting an obstacle right now as we were hoping to go FHA.

I paid 800k for a 4 bedroom newly renovated house  thats around 1700 sqft and includes an additional 400 sqft detached ADU in the back that I am renting for $1500 a month.

Any suggestions would be appreciated, Thank you.Side note: Wild Idea, convert detached garage into a living space and move in there. 5k-15k for renovations....

Much of the other units on the market are in the better school district in town, are slightly larger, and are single family detached where ours is a single family attached on a smallish lot with one shared wall.
