Our 30 year fixed loans are designed for Investors. 

We choose this particular one because the neighborhood is perfectly set up for it & already had existing STR's in it, the layout & size were ideal & the private pool is not just out your living room door but is actually private as no one is behind us & the sides are walled off which we thought the additional privacy would make it more attractive.

The home was purchased from a flipper who fixed up most of the house and made this 1963 home look modern and attractive, especially to younger renters.

He would provide the funds and I would find the properties, rehab, design and manage the properties- and then get a portion of the profits upon selling. 

Preferably, at least two of these will be STRs in a vacation destination where we can build a proof of concept, get our processes setup for managing from a distance, and then attract other investors with capital to share in the proceeds of future deals.Financially, we should be ready to pull the trigger on our next property around February/March.

I only buy 2bd 2ba units as they tend to attract more long term tenants.

Even if you can't work on your real estate every single day, maybe you can start with having a designated day or two during the week or on the weekend.

In my experience there are some GREAT benefits to Premium and one of the chief of those would be buyer-attraction, but I would not count on coming across leads for listings or off-market deals as a result of your premium membership. 

Highly recommend that you find some comps with ADUs on the market and see how their ADUs are designed.
