You can quit claim the property but it will come with no title insurance or guarantee of it clear title.  

Most people have them customized for their own needs, consulting with a real estate lawyer or someone else you may know would be recommended if you've never dealt with contracts before.

Great initial customer service, friendly sales guy, hired local appraiser, then I didn't hear anything for 2 weeks. 

As far as networking with wholesalers i keep running into people with claimed "deals" that really are a waste of time.  

No affiliation other then a very satisfied customer.

I typically don't because I don't want anyone to have any fodder as to the requirements that they can later claim some form of discrimination against.Ugh.

When tenants do disconnect them it is surprisingly easy to catch them as many take the entire detector down and never put it back while others remove the battery and unplug the detector.Our insurance company frowns on disabled smoke detectors  - not sure if they would use a disconnected detector to deny/reduce a claim, but I prefer not to test them.We are experimenting with a new detector which we can "see" with our building monitoring system.  

As of now, my PM has had all the work completed except for the lead clearance, as we cannot paint the outside at the moment due to the cold weather.The thing is that since the inspection the tenant is withholding rental, claiming the home is not compliant and as such cannot be legally rented out.
