@David Cozzi I recommend reading The Millionaire Real Estate Investor by Gary Keller and Never Lose a Customer again by Joey Coleman.

The deductible is $1,000, so it cost me at most a thousand dollars.Heard nothing for six months till the customer came into me office pleaded with me to help him calling the insurance company for him because his lawyer stopped taking his calls.

Insurance companies may inspect the property every year, and if they say "new handrailing by the stairs needed", fix it immediately, take pictures, document it. 

I honestly haven't found the perfect software for real estate investors that is mostly automated AND gives a crystal clear picture of every single figure in the business.

I asked the guy if I can take a picture of it and he said yes and insisted that I sit in it, and when I did he told me start his car, when I tried to it didn’t start, the battery was dead, he asked me to give him a jump start and I did, after that he took my phone number and about a week later he calls me and offers to buy me a beer.

If you are looking at distressed houses that need rehab, and use the GRM of a house that also needed renovation, it is hard to get an accurate picture, since the sale price reflected some scope of renovation that may not be comparable to the house you are showing.

That is not to say none of their customers/tenants care about sustainability, but it is much harder to sell the value proposition in those situations.
