I had to negotiate with my existing construction lender to get then to allow me to use the in place construction funding to get the property to cash flow so I could meet my obligations.

FYI - Its going to be an ADU from the ground-up since the existing garage foundation may not work for the ADU.  

I then include a letter from the lender indicating a pre-approval for the funds.This way the offer looks good (no extra contingencies), but is completely transparent with the financing details.

Nothing of that size but $225k of it is for a pre-fabricated Ohana so the actual “rehab” is going to be less.

Very frustrating to have a $7,000 fee come through with no notice and include items I didn’t want.I’m likely going to ask that they at least cover 1/3 of the cost.

The lease is a rent-to-own and states he only needs to pay enough to cover the expenses "taxes, insurance, repairs" etc. 

P.S. the cash flow from this investment will cover the cost of an Airbnb or hotel room when you visit.
