I'd like to build a real estate portfolio consisting of several long term "buy and hold" properties, while financing these purchases with wholesaling profits.

That is virtually impossible to do consistently in stocks.

I've always stayed away from direct mail because due to the low success rate of getting motivated sellers and the cost to mail to them consistently.

There is money to be made with wholesaling but you need a business model that consistently provides you deals month after month.

However to have a consistent wholesale business it will take money for marketing and this would be our biggest expense. 2) You need an Earnest money deposit to put the deal under contract - typically $500-$2500 but can be as little as $10 or $100 if dealing directly with a truly motivated seller. 3) Money to make the deal happen - fees to a title company etc.

However, as reported in other posts that was eventually a wash. its the proverbial 'cat & mouse' but the cat has traps (that keep moving) :)good luck

Inspection report came back today and is about as flawless as you can get.
