I have a couple of questions about one of the strategies commonly discussed on the show and in the forums.

What was your experience as far as maintenance.

The lease agreement didn't really specifically mentioned anything about winterizing, but it did say that we are responsible of any repair/maintenance in the house at the time of renting it.

I have been hearing from my tenants that the cost for heating has gone down considerably...this product has only been installed for 3 months in several of my units, but we are very happy with the heat and comfort and no maintenance issues with this under floor heating. 

I would say that it seems like your maintenance and your CapEx are both 5% too low.

Milwaukee has shifted a bunch of stuff from the tax bill, where it probably belongs, over to what is commonly called the water bill, but includes snow removal, garbage and recycling, and all of the water related fees.  

But if you found a good spot, I can see that being an awesome investment (and hello to low-maintenance!).  

That is 10-20 year old duplex and fourplex that are relativley low maintenance.

I've been trying to find homes that are on the newer side so maintenance isn’t a huge issue, and SFR buy and hold makes sense.

I know that Realtor.com says that there is still growth this year...I like the idea of the SFR and less maintenance on newer homes... but I was really wanting to move away from the SFR and get some Multis.
