How do you guys structure closing costs and commissions in your deals?

.- Materials & Labor = Rehab Costs- Purchase Price = Cost to purchase from owner- Purchase & Sale Commissions = Our brokerage fee (partner is an agent)- Down Payment = 10% of Loan & Loan Needed = 90% of Loan- We will be paying 2 points on the loan needed.Thoughts?

As for renewals, I've also crossed out any mention of commission in any rep agreement, no matter one man shop brokers or the likes of CBRE.

The 1st house is now worth 160k and I can expect around 80k after commission, closing cost and 87k loan if I sell the house. 

Realistically, your best bet is to find buyers for the 4 properties and charge them  commissions on the deals.

Bonus no realtor commissions if they exercise and purchase. 

And if they have a realtor remember that the realtor is going to be highly motivated by commission today rather than commission down the road. 

Why is the seller allowed to touch my agent's commission?

I’m working a full-time job that pays 50-60k a year (depending on commissions/bonuses), the only debt to my name is a recent auto loan for $13k, credit cards and my mortgage.

They are currently closed but I was wondering if anyone knows if they would pay the 1% Buyer Agent Commission to myself if I'm representing myself (I currently have a principal brokers license in Oregon).
