You can also search for garage sales and estate sales which usually have a ton of furniture to choose from for extremely low prices.

Landlords should never CHOOSE to take responsibility for utilities.

All my buildings are the same paint color so I go from room to room with a roller covering any marks. 

I don't know much about it personally, but choosing a location where you have "boots on the ground" is important.Other markets that I've heard good things about are: Charlotte, NC; Huntsville, AL, Nashville, TN.

That did not make them happy.I also remember one year where they just choose the 3 highest sales in the neighborhood as comps. 

Sometimes when landlords want a tenant out badly enough (without going through an eviction) they will paint a rosy picture of the tenants just to get them out.
