Refinish the cabinets in the Kitchen and add Granite counter tops as well as add a new back splash.

I bought a $2 toilet, a $1 towel rack set and a free sink top and faucet for a 1/2 bath I was adding to a rehab I was working on.There was also a guy in the subdivision getting ready to do his kitchen and had one or two of his old cabinets sitting outside.

Most renovations on rentals (flooring, cabinets, paint, tile, etc.) you do not need a permit at all. 

I am in this situation where my Agent wants me to install all new cabinets etc. so that he can raise the price to some ridiculous level and make like he knows how to list it for more and get a commission on the Sale.

The guys come with all the electrical tools and start to deliver the build material.During the rehab we had all outside cleaned up, trees trimmed, painted inside and outside, new laminated floors, painted the cabinets, replace countertops from wood to granite, new vanishes, new bathtub, replace all the doors and windows, new ceiling fans, and we removed the garage wall growing the living room area, changed the access to the roof, full service in the Hvac, etc.
