And since no one will ("should") be calculating personal DTI on any of these, there's no reason for any dynamic of it "only working if" we go the DSCR route, since there's zero reason to deviate from the standard DSCR route ("I'm going to buy a 500 unit apartment building, here's my personal paystubs to prove I can make the mortgage payment!"
