But reality is you have a sophisticated seller who bought very low ( when prices were so low 8 years ago) and they don't have a lot at risk.these type of portfolios don't trade at 6 caps  LOL  try double that.. for the investor who is experienced and knows what this is all about.Lastly when these things hit MLS and a commercial broker no less this is the market of last resort.. the big players have all passed.Let me know if you agree at all with my thoughts on this from your vantage point being local there in Philly..    

I would simply point out that I think a lot of "comps" for rent are lagging reality a little bit. 

I used this as an example of what my hopes are but I realize that reality exists too.

I like to ask for everything they have, you never know...at the very least if there is a discrepancy between the statements and reality you have a little leverage and you can tell the company they keep...fly by night contractors or reputable ones, stopgap repairs or thoughtful work. 

The reality is that it is pretty unfeasibly for you to do so.

So my point is to dream and dream big, but with your feet on the ground and know that the nitty gritty stuff that happens with real estate on a daily basis is going to be a reality you will be dealing with.  

A little about myself: I've spent the last 7 years trying to make self-driving cars (and now commercial trucks) a reality.

Not sure on the likelihood of any proposal this lopsided passing but the sad reality is that SFH and smaller apt rentals won’t go away.
