Do you understand that Robert Kiyosaki is the biggest promoter of "Using Other People's Money," to make Money?

I think the two biggest ways you can bring value to a sponsor and potentially be a part of their GP would be finding the deal and/or finding the money.

@Enyi AjokuI know hind sight is 20/20 however my biggest recommendation is upon late rent, issue a pay or quit.

@Christopher Leet I'll message you some local lenders I've spoken with who work on smaller to mid MFR here, however if you're comparing products from other states, the biggest difference you'll notice is the main norm around here is only about 70% LTV and 20 or 25 year am. 

I personally think that is the real hurdle that keeps most investors in  Single family homes. 

One of the biggest perks I have found about SFR is that you can better choose the neighborhood.

Gotta ask ya, and I'm not being a smart alec, but if the foundation slipped 2 inches in 47 years it may not be a massive hurdle unless you're seeking to make it perfect (or the cracks look brand new). 

I, on the other hand, determine my max bid not on the 70% rule but on my own Return on Investment (ROI) Target or Hurdle rate.  

Reserves are the biggest issue for those that have been aggressively buying and not counting on much for reserves.
