Do you want to bet on prices going higher because of short supply, when prices going higher is a catalyst to more supply coming online?  

This is a risky bet to begin with so its not worth taking on for gains that are again too small.

I'm more focused on residential, but if a deal comes my way you bet I'll try to jump for it!

I bet banks would be refinancing the property with no issues.

Some lucky people will take winning bets, but it's not based on rigorous analysis.
