We maintain some properties in Chicago land area and I believe the items need repaired before closing.For those that aren't lucky enough to experience this, some cities require an inspection before closing and will ding the property for things that you wouldn't think twice about elsewhere.

During my search on BP it looks like some people don't believe they will get the ROI on spending the money to separate meter on any property...then there are some that do RUBS, submeter...ect.ADU's are unique and wanted to see if anyone has done one and what their experience and thoughts were.Any and all advice is appreciated.Thank you,Ronnie

This varies by state but in one of the states where I have rentals, I believe if they vacate and leave stuff behind you can move it or store it.

They'll offer interest only payments in 1 year, 2 year and 4 year options with rates going from 8.5% - 12%. 3 points is pretty standard for a deal that small UNLESS a broker wants to hack off a half a point or so to help out a first time investor who they believe in and want to work with long term.As far as all those lenders throwing money at you haha One of the biggest problems I see is loan officers wasting peoples time by acting so stoked on every deal they hear about and taking investors into the process without doing DUE DILLIGENCE.
