My family will live in the main house and are hoping to turn the 4th bedroom into a small studio apartment and rent that out since it has it's own attached (already remodeled) bathroom and access to a fridge and washer/dryer.

Its never ideal, but can work, e.g. new bathroom vanities, updating lighting fixture, are easy to do with an in place tenant.  

The assessor information on the property is not accurate; sqft off and bedrooms/bathroom off. 

This would require that I add a bathroom and do a build out and add windows.I still think hydroponics or storage is my best option.......good thing is I don’t need to make a decision now I’ll be doing more research over the next few months

There are brand new cabinets, appliances, water heater, HVAC, windows, concrete countertops, original hardwood floors, tile bathroom, tile kitchen backsplash, and huge backyard, Just to name a few.

If they pick a black marble, they were sent into a portable office building with a bathroom.

Moved the kitchen, opened a couple of walls, rebuilt 2 bathrooms.
