Even though I bank with them, I will never use them for loans because I've heard how bad they are at it. 

So far I have had to pay the property taxes myself and also pay for cleaning the property when it was left in a bad state.Really desperate for help.

It'd just be one less person to hold accountable if things go bad or they end up leaving damage/money owed that isn't covered by the security deposit when they move out.

Any tenant that does not pay on time in his first three months, until after he receives a eviction notice, is a very bad sign.Get rid of him asap.
