I know a gentleman that bought one distressed location in a somewhat bad neighborhood and rehabbed it, turned around and bought the one next to it , and so on and so forth until he had bought a whole block.

As long as you pre-screen tenants well, most of the time there's not a lot of time involved unless you own a property in bad condition or get the wrong tenants.

Just bail....cash for keys.....I wouldn't be surprised if 75%+ of bad tenant "endings" don't go down as a legal recorded evictionHe lied....knew he had an eviction....he didn't forget it.....he lied about a subject that is very critical in the screening process.If he had told you 'hey I had an eviction 14 years ago, but here are my last 3 landlords contacts so you can call for references" then I may let it slide once I check his storySo unless this guy is a superstar in every other screening category, ....AND my tenant pool is otherwise junk.....I would 100% pass.....

My corp W2 job is based out of Cincinnati and I've been looking for multifamily's out there but the market is just insane as well....a 4 unit we looked at is selling for $60k more than the seller bought it for 1yr ago and only slapped a bad paintjob into the units and called it rehab.
