There’s a reason most hard money lenders only do 65-75 ARV, and only lend money after work has been done.Likely in this case money was given up front and they didn’t say but being they’re from CA there’s a decent shot this is long distance as well..

If they want 700k and the ARV is 700k, then you can try any creative strategy you want, but unless it would work as a buy and hold and be a killer deal even at that inflated price, you shoot your shot and walk away when they say no, and move onto the next one.

ps we do it this way since we own the lots and we are getting the vertical loans etc etc.. just a fee builder is what we look for .. and it might not be practical if your only building a few homes we build 20 to 30 at a shot so our GC is making 200 to 400k a year working for us..
