I just peeked at your sales prices and they aren't all that great -- they look to be half of the nation's average. 

Lots of great books out there to describe this and I invite you to do just that - read books on syndication.DO NOT DOWNLOAD ANYTHING FROM THE INTERNET if you want to stay out of trouble. 

I was just curious to the average time frame it can take to find a good deal?

I realize that on the surface the most practical solution is sticking out my W2, but I'm finding it has been very limiting in terms of the dulling mindset I'm surrounded by (yet I can't listen to podcasts, read, take phone calls, etc), the pay is only average, and love learning new things and have been with this company for a collective 13 years since shortly after college.

@Joe Miller this is the general performance of our market"homes under $350,000 sold in an average of 13 days.

@Isaac Gwin  I've been buying property for a long time, over the last many years I've averaged buying over 13 properties a year. 

They basically say March 2019 2972 sales worth 1,140,543,014 average 383,763 mean 300,000 6,640 inventory 2.3 monthsMarch 2021 3540 sales 1,947,306,914 in sales avg 550,087 mean 425,000 1,198 inventory and 0.4 months worth. 

The average tenant stay is one year.

It has detailed market data for vacation rentals for pretty much everywhere, including average nightly rates and occupancy rates, and it breaks it down by month.

our average HML lasted 91 days.we would not make the HML unless the borrower was fully underwritten and pre approved with ARV appraisal in hand.. so then we just needed a 442 for the refi to go through.
