That one taught me to pay close attention to the age of the major systems and if they are at or near end of life (there are clues and tricks for inspecting these things) make sure to get an appropriate discount.

You may want to consider updating the electrical panel at the same time depending on the age, and manufacture.  

When you ask a bunch of old farts what they would have done at your age knowing what they know now, you're really going to get some good stuff.
