Digging down is not really an option for me because of additional cost.

Selecting the cheapest general contractor might result in having to spend additional money later on as sub-par work may need to be corrected down the road.

Don’t forget about 5% cost to close in addition to the purchase price.Assume leverage of about 65% on a $2.9M purchase price, you’d need to invest around $1M just to get that cash flow.

Just make sure you know the rules for loans with a non-occupant coborrower, as depending on the relation (whether they are a blood relative or not) and the type of loan you plan to use, there can be additional requirements for LTV and DTI.

Toward the middle on to the end of a long investing career, hopefully you will have significant assets unencumbered by debt, or at least with lots of equity.  

You may be able to find something an hour outside of Orlando close to the $200,000 price point, but even still you're likely going to need additional funds in order to get into it.

We dont want a balance on the heloc so we always have a few exit stratergies and make sure we have a healthy cash reserve to cover monthly debt payments.
