My suggestion is to do manual research on Airbnb for similar comps and see their calendars and listing amenities.You can also use AirDna and pricelabs to see top performing listings and what amenities they have.The assumption is that this should boost bookings and ADR.

I suggest having someone who knows the market walk you through the different areas in our markets.

@Brianna Johnson you should be able to scope your competition by finding listings on Zillow and looking at the pics.You could even schedule a few showings as a "tenant" - suggest looking for self-showings so you don't waste anyone's time.

I asked how the walk through went, she said pretty good but they liked it but wondered about the wall marks and patches.

I ended up doing a Pole House instead, but I always wondered if a container home would have worked.

I am wondering if anyone has any advice as to how to go about this differently.
