My suggestion is to do manual research on Airbnb for similar comps and see their calendars and listing amenities.You can also use AirDna and pricelabs to see top performing listings and what amenities they have.The assumption is that this should boost bookings and ADR.

@Brianna Johnson you should be able to scope your competition by finding listings on Zillow and looking at the pics.You could even schedule a few showings as a "tenant" - suggest looking for self-showings so you don't waste anyone's time.
