That's true in every state I know of.Third, any compensation you receive once licensed will have to run through your broker.Fourth, your broker may tell you that you cannot continue that work, but have an open, honest conversation with them to be sure you're operating above board.

You may be able to enforce performance, or get compensation but you really need to have an attorney review the contract.

Just know if you never intend to close if you cannot find a buyer for your contract, wholesaling is in fact marketing for compensation under WI law and would be considered Brokering, If you are licensed thats fine, but if you are not, you would be breaking the law.

@ Mathew Dunn I have done the same thing with my nephew and daughter and bought 40 single family homes and I manage them my self and charge $75 per property as management fee to compensate my time and nothing else.
