Anyone from the Bay Area is seeing the same trend as me?

This is a trick that any good QI should be on top of.Now where it could get interesting for Michelle is if she just kept her tax free money in her pocket and used the 1031 to purchase a larger 2 family that she again lives in half and rents half. 

In my view, entry level housing is grossly under-served by current construction trends.

As the retail market buying season starts to heat up in the next month or two, keep an eye on trends for this area in the local and national news.

@Lloyd SilverThe decision to start with SFH and gradually move up to multi family seems to be the trend.  

Also, (this is a personal opinion) be careful diving in head first on gray, it's very trendy right now and that means that when the trend fades, it is a surefire way to date when it was redone.

Thank you so much @Tim Herman  I am noticing a trend here. 

The last thing you want is to alienate half your family because they think you "tricked" sweet old Mee-maw out of her property. 

I don't care about the credit score, but I look at overall credit trend.

The general trend I have heard is that prices are up although it isn't something I am actively tracking.
