Purchased my primary residence in 2021 and now would like to target in on the next goal for the end of 2022 or early 2023.  

However, doing this would mean that the rental property purchase would have no mortgage, and thus would be a bigger target for lawsuits. 

My strategy is to rent by room with a specific targeting of college students.

This is an example of why statistics can be very misleading if you average apples and oranges.As an example of segment specific results vs metro averages, for the last 15 years, we've targeted a specific tenant pool, and the properties they are ready, willing, and able to rent.

My other thought is to target single family properties instead.

It is about finding people willing to sell their house at a discount.None of the list powered marketing strategies target motivated sellers.

Experienced developers are likely going to have all their puzzle pieces in place so money and deal flow would be your prime target for adding value to them in my opinion.

My business partner has done a complete analysis of every single school in the districts we target, because that's how focused we are on the school quality, and because she's an engineer and just has to do those kinds of things!
